How to use AutoPricing?

  • Next, set up one or multiple Gap Conditions for additional rules to be applied to specific gaps of vacant days (1-5 days). If you chose “any condition”, the “action” will be applied to the entire period defined under “days ahead”. You can also exclude weekends, if you don’t wish for the price automation to affect them.
  • AutoPricing can be easily modified, turned off for the entire period or for any specific dates within that period directly from your calendar.
  • Finally, you can assign as many of your listings to each AutoPricing period as you need.

Example 1: Setting up AutoPrice to lower prices by 10% one week ahead of time

You wish to create automation whereas starting from March 15 your prices for specific listing(s) are to be lowered by 10% for all vacant days 1 week ahead of time except for weekends.

  1. Choose “Automation” feature from the menu and select “Add AutoPrice”.
  2. Select starting date: March 15.
  3. Choose for how many days ahead from the selected starting date this automation will be activated: 7 days.
  4. Add Gap Condition: choose “Any condition”, select action to “Lower price” by “10%” and check the box “Exclude weekends”.
  5. Select for which of your listings from the “assign to listings” column to apply this AutoPricing rule.
  6. Activate the toggle at the top panel to “Enable” and click “Save Changes”.
  7. Result: Hosty will scan your calendar for the selected listing 7 days ahead (March 15 – 21) and lower prices for each vacant day by 10% except for weekends.

Example 2: Setting up AutoPrice to lower prices by 20% for any gaps of 2 days or less, one week ahead of time

You wish to create additional Airbnb automation rule whereas your prices are to be lowered by 20% for all vacant days 1 week ahead of time for gaps of 2 days or less excluding weekends.

  1. Leave settings unchanged as per the above Example 1 and click on “New Gap Condition”.
  2. Choose 2 days under the “If Gap equals or less than” drop down menu, select action to “Lower price” by “20%” and check the box “Exclude weekends”.

Result: Hosty will scan your calendar for the selected listing(s) 7 days ahead (March 15 – 21) and lower prices for any gap of 2 or less vacant days by 20% except for weekends.

Example 1: 5 Star AutoReview

When automating guests review process remember that you will always remain in control and be able to easily disable this automation and switch to manual review writing. You can create as many AutoReview templates as you require and modify them at any time. Here is a step-by-step guide on how to set up a 5 Star AutoReview.

  1. Give your automation a title.
  2. Next, select how many days of a delay after guest’s checkout should pass before the AutoReview will be sent.
  3. Since you are creating a 5 Star AutoReview mark the following criteria with 5 stars: Cleanliness, Communication, Respect of House Rules. Choose if you wish to recommend guest to other hosts.
  4. Now, it is time to assign your AutoReview to one or multiple listings from the available menu.
  5. Under Review Template #1 compose your AutoReview that will be published on guest’s profile and visible publicly. Use available variables if you wish to make your AutoReview more personal.
  6. Use the “New Template” button if you would like to compose additional AutoReview templates. If you automation has more than one template, they will be rotated for each new checking out guest.
  7. After you are done make sure to “Enable” your AutoReview and “Save Changes”.

Example 2: 1 Star AutoReview

Sometimes you have to be forthcoming with sharing feedback about negative experiences you had with certain guests. Here are the instructions on how to create a 1 Star AutoReview.

  1. Choose “Automation” feature from the menu and select “Add AutoReview”.
  2. Give your automation a title.
  3. Select how many days the automation should wait before publishing your AutoReview on guest’s profile.
  4. Give each of the following criteria 1 star mark: Cleanliness, Communication, Respect of House Rules. Choose if you wish to recommend guest to other hosts.
  5. Assign your AutoReview to one or multiple listings from the available menu.
  6. Under Review Template #1 compose your AutoReview and use available variables to personalize it .
  7. Add as many templates as you need by clicking “New Template”.
  8. After you are done make sure to “Enable” your AutoReview and “Save Changes”.

AutoPublish

  • Set up as many scheduled rules as you need for different days of the week and multiple time frames.

Example 1: AutoPublish during weekdays after working hours only

If you need your listing to be visible on vacation rental platforms only during weekdays after working hours here is how to set it up using Hosty:

  1. Start by selecting “Add AutoPublish” from the menu of Automations.
  2. Enter title for this AutoPublish.
  3. Select Mon, Tue, Wed, Thu, Fri and enter 17:00 to 08:59.
  4. Choose listings for which this AutoPublish rule will be activated.
  5. “Enable” the AutoPublish and click “Save Changes”.

Example 2: AutoPublish on weekends during the day only

You may decide to make your listing visible only on weekends during the day time. Here’s how to make it happen:

  1. Click on “Add AutoPublish” from the menu of Automations.
  2. Enter title for this AutoPublish.
  3. Select Sat & Sun and enter 09:00 to 17:00.
  4. Choose listings for which this AutoPublish rule will be activated.
  5. “Enable” the AutoPublish and click “Save Changes”.

AutoTask allows users to automate the process of assigning tasks to your team. Start by selecting the address of the listing from the drop down menu and modify task times if needed. This Airbnb automation trigger is Confirmed Booking. Next, specify the number of hours that you assign for this task. Choose a team member to perform the task from the drop down menu. Provide task title and any details for the team member under the description section. Mark this AutoTask a high priority and don’t forget to hit the “enable” toggle and save the changes.

Congratulations! Your AutoTask is activated for selected listings. From now on, every time you receive a new confirmed booking, your designated team member will be notified automatically with the details you had specified above.

This Airbnb automation can be easily modified from the general Task section of Hosty software.

Example 1: Assigning AutoTask to a cleaner

This section covers steps required to automate the process of assigning Tasks to your cleaners. In order to achieve this you would go under the Automation tab of an individual listing, under general Automation feature in the main menu or under Tasks feature. No matter where you start the process is identical:

  1. Choose “Automation” feature from the menu and select “Add AutoTask”.
  2. From the drop down menu select the property for which you will be creating AutoTask.
  3. Confirm the trigger – in our case it’s “confirmed booking”.
  4. Confirm the time period during which the task has to be performed (notice that Hosty pulls time slot from your Airbnb listing’s settings).
  5. From the drop down menu select a team member who will be performing this task.
  6. Add title for this AutoTask.
  7. Under “description” add detailed cleaning instructions to your team member.
  8. If this task if for a very important client that deserves special attention you can choose to click on “High Priority” flag.
  9. “Enable” the AutoTask and click “Save Changes”.

From now on, for every new booking for selected above property your designated team member will be notified with details of the upcoming task. This AutoTask will be triggered until you disable it.

Example 2: Creating an AutoTask for home inspection team

You may wish to assign an AutoTask to your team member responsible for personally inspecting the property after each check-out. Here is a detailed step-by-step instruction how to set it up:

  1. Choose “Automation” feature from the menu and select “Add AutoTask”.
  2. Select the property for which you are creating the AutoTask.
  3. Confirm the trigger – “confirmed booking”.
  4. Specify the time period during which the team member needs to be at the property to inspect it.
  5. From the drop down menu select a team member who will be responsible for this task.
  6. Provide details under the “description” section that you wish your team member to see.
  7. Click on “High Priority” flag if you wish for team member to pay specific attention to this property.
  8. “Enable” the AutoTask and click “Save Changes”.
